Island View Inn caters to couples seeking a relaxing vacation on the coast of Maine with an inspirational oceanfront view.
Our Rockport waterfront accommodations have been awarded standards of excellence with Trip Advisor, Expedia and Booking.com.
We are a seasonal property open May – October. If what you are seeking is not available, please contact us directly, or view the accommodations at our sister property, Strawberry Hill Inn. Strawberry Hill Inn is open for year round oceanfront lodging.

 

RESERVATION POLICIES

The following policies are subject to change without notice. The most up-to-date policies appear on our online registration system. Please read them there before finalizing your registration, and review the reservation confirmation sent to your email address.

The Island View Inn is an exclusive property where every guest reservation is both important and special to us. Remember, if you can’t find what you are looking for on the reservation system or need special pricing, call us at 1-866-711-8439, or 207-596-0040, and we will do our very best to accommodate your special requests.  We also may have rooms available but they have not been updated online yet.

GENERAL INFORMATION

Reservations are accepted on a space available basis. Specific location requests are honored when possible, but not guaranteed. In the event that a particular room is not available, we reserve the right to place you in the most similar accommodations available. Reservations are only accepted for the current year and not for years in advance.

The maximum number of rooms you can book using the online system is two (2). If you need to book more than two rooms for a particular date(s) you MUST contact the reservation desk to make this reservation. If more than two rooms are booked using the online system, we reserve the right to deny these reservations. Also, any time you can not find the room or dates you need, contact the Reservation Desk at 1-866-711-8439 and we will make every effort to accommodate you. Remember, because it might show we don’t have what you need, doesn’t mean we can’t make some adjustments to get you in.

SMOKING POLICY

All of our rooms are NON-SMOKING; smoking is not permitted in the rooms or on the balconies, grounds, or the backside of the property.  There is a designated area outside away from the building for smoking. Please inquire about the location at time of Guest Check-in.

Failure to comply with this policy will result in the charge of $250.00 cleaning fee for the room contamination. Guests determined to have been smoking in the rooms will be asked to leave immediately and forfeit the balance of their reservation and deposit.

ARRIVAL AND DEPARTURE

  • Check-in time is after 2:00 pm
  • Check-out time is promptly at 11:00 am
  • Check-outs later than 11:00 am will be charged a $50.00 fee

We cannot accommodate early check-ins during our peak season (May-October).  We appreciate your cooperation in allowing us the time to present your room at its best.  If arriving prior to check-in time, you may park your vehicle in the parking lot and walk the grounds.  Unfortunately we do not have public restrooms for guest use prior to check-in.

All arrivals later than 10:00 pm will need to contact the front desk on the day of arrival to make arrangements to receive a key. Prior arrangements can be made when making the reservation if you know you will be late. It is a simple procedure, so just let us know.

NUMBER OF GUESTS PER ROOM

Rooms with king size beds: The maximum number of people allowed in the rooms with king size beds is two. Children are not allowed in king rooms. If you arrive with children there is a $25/child/night charge. We also reserve the right to deny you the room.

Suites: The property has one and two bedroom suite rentals available for added space, convenience, and privacy for those people looking for longer stays in Midcoast Maine.  Contact us for location, pricing and availability.   

We do not have cots, cribs or pull-outs. 

PET POLICY

We do not allow ANY pets. Pets are not allowed to stay in the cars while staying at our location. Please make arrangements to board you pets prior to arrival, so that they will be comfortable during your vacation. PETS ARE NOT TO BE KEPT IN CARS IN PARKING LOT OVERNIGHT FOR ANY REASON.

RESERVATION DEPOSIT

For a 1 night reservation, your credit card will be charged the full one night plus tax per number of rooms reserved as soon as your reservation is received. This will guarantee your reservation. You will receive confirmation of your reservation by email.

For a reservation of 3 nights or more, your credit card will be charged a 50% deposit of the total cost of your reservation per rooms booked.  This will guarantee your reservation.  The balance of your reservation is due upon arrival.  You will receive confirmation of your reservation by email.

CANCELLATION/REFUND POLICY

Cancellations have a considerable impact; we therefore adhere STRICTLY to our cancellation policy.  In the unfortunate event that you must modify or cancel any part of your reservation, notice of 14 full days or greater prior to your arrival date is required to refund the advanced deposit (less $35 processing fee per rooms booked).  If a full 14 days notice is not provided you will forfeit your room (s) deposit (one night accommodation).  Guests will be responsible for ALL CHARGES as originally booked if changes or cancellations are received less than the 1 FULL DAY of the stated arrival. The day you are to arrive does not constitute as part of the reservation cancellation time period and changes cannot be made at check-in. There is a $35 service charge per room(s) reserved on all reservations made and then cancelled.  When booking more than one room the cancellation requirement is 21 days advance notification.   

“No Shows” will be charged for the entire reservation.  There are no refunds for early departure – Guest departing prior to reserved length of time are charged for the entire number of nights reserved as originally booked.  We do not refund for inclement weather.

***** IF YOU HAVE BOOKED A SUITE OR COTTAGE, WE REQUIRE A FULL 30 DAY CANCELLATION NOTICE.   IF YOU CANCEL YOUR RESERVATION 30 FULL DAYS PRIOR TO ARRIVAL, YOUR DEPOSIT WILL BE REFUNDED LESS A $100.00 SERVICE CHARGE.  IF YOU CANCEL AFTER THE 21 DAY NOTICE, YOU WILL BE CHARGED FOR ONE NIGHT.  IF YOU CANCEL THE SUITE 72 HOURS PRIOR TO ARRIVAL YOU WILL BE RESPONSIBLE FOR ALL NIGHTS BOOKED.  WE REQUIRE A THREE NIGHT DEPOSIT ON ALL SUITES. ********

SPECIAL EVENT RESERVATIONS/REQUIREMENTS/CANCELLATIONS

Please note that there are special reservation/cancellation/minimum stay requirements in effect during the Blues Festival (July), Lobster Festival (July/August), Maine Boats and Harbor Show (August), and Labor Day Weekend. YOU WILL BE RESPONSIBLE TO PAY FOR ALL NIGHTS BOOKED IF CANCELLED AFTER THE 21 DAY NOTICE.

Blues Festival and Lobster Festival*

  • 3 day minimum stay requirement
  • 21 day cancellation notice required
  • All cancellations must be received 21 days prior to scheduled arrival; otherwise you will be responsible for all nights booked. A $75.00 processing fee per rooms booked is imposed on all reservations made and then cancelled.

Maine Boats and Harbor Show and Labor Day Weekend*

  • 2 Day minimum stay required
  • 14 day cancellation notice required.

All cancellations must be received 21 days prior to arrival; otherwise your one night room deposit will be forfeited. A $75.00 processing fee is imposed on all reservations made and then canceled.

PAYMENT METHODS

We accept MasterCard, Visa, AMEX, and Discover. All room rates are subject to Maine State Lodging Tax which is 9%.

PARKING

There is free on-site parking.  Unfortunately we do not have extra parking available for visitors of registered guests.  

POOL

Our pool is open May to October, depending on weather. The use of the pool is for hotel guests only – no friends or family members not staying at the hotel are allowed in the pool. The policy is strictly enforced for insurance purposes.
